Two-storey auto sales building proposed to replace a home in Mississauga

An auto sales building could soon replace a home on a mostly vacant lot in Mississauga.

The proposal is for a property at 1094 and 1108 Eglinton Ave. E., south of Eglinton Avenue East and east of Tomken Road.

The property is mostly vacant with a single story building at 1108 Eglinton Ave. E., according to City of Mississauga planning documents. The former home is used as an office for the owner’s auto body operation, which is located on a separate site.

The former home will be demolished and a two-storey motor vehicle sales facility built if the plans are approved.

The development proposal first came forward in 2017 but changes to the agent representing the applicant, changes to the proposed plans, and delays from the applicant in providing supporting documents resulted in a longer than normal progression of the project proposal, the city planning report states.

In a 2019 community meeting, people raised concerns about increased traffic due to the intensification along Eglinton Avenue East and impacts to the adjacent floodplain.

The site layout was modified to improve pedestrian and vehicle circulation on site. And the developer worked the Toronto Region Conservation Authority on the buffer to address potential Little Etobicoke Creek flood hazards.

Originally, two, one-storey buildings were proposed for the site but the proposal is now for one two-storey building.

The proposed development would provide new opportunities for economic activities to support the community and is compatible with the neighbourhood, the report states.

The planning staff is satisfied with the changes to the proposal and recommends approving the application.
