Townhouse development could bring 16 units to 3 lots in Mississauga

A townhouse proposal could bring 16 new homes for Mississauga residents.

The townhomes are proposed for a property at 5, 7 and 9 Beverley St. near Derry and Airport roads in Malton. Currently, one lot on the property is vacant and there are two homes on the other two lots, which would be demolished for the development.

The 16, three-storey townhouses would be rental units, according to the planning report submitted to the city by M. Behar Planning & Design Limited on behalf of the owner 2862505 Ontario Limited.

This could bring 48 new residents to the area.

Each unit would have a rooftop amenity area for outdoor space, and a pollinator garden is proposed along the north side of the property.

But there are a few issues to clear up before the project proceeds.

Ward 5 Councillor Carolyn Parrish noted some confusion over the plan for parking at the May 29 Planning and Development Committee meeting.

The city report indicates there are 31 parking spaces required but only 17 are provided. However, a diagram of the plans actually shows 70 parking stalls, Parrish pointed out.

The M. Behar Planning & Design report submitted in December, says there would be 22 new parking spaces in addition to the 48 existing on 7198 Airport Road, for a total of 70 stalls.

Parrish also noted the plaza at Beverly Street and Airport Road, on the same property, has plans to add residential units.

“There’s no reference to this to the strip mall…that is right adjacent to it, on the same property — they are adding 10 rental units on the second floor,” Parrish said.

A resident also has concerns with the traffic and parking studies for the development as there is a cut-through road. Parrish suggested the townhomes are set up for basement apartments, which could double the occupancy.

The developer needs official plan and zoning amendments to proceed, which will come to a future meeting. There were no decisions made yet on the development.
