These houses sold for $100k under-asking in these southern Ontario cities

While no one would argue that homes in the GTA are cheap (the average home price in the region currently sits at $1,026,703), it does appear that some stylish and upgraded homes in in-demand cities such as Mississauga, Brampton and Ajax are selling for significantly less than their listing price. 

Homes in Markham and Toronto also made the list. 

In fact, some are selling for $100,000 or more under-asking. 

“The GTA real estate market is known for its dynamism and competitive nature, but February brought about some surprising trends as several houses sold below their initial asking prices,” real estate website and brokerage Zoocasa said on its website.

“Whether due to market fluctuations, strategic pricing, or other factors, these 10 homes caught the attention of savvy buyers looking for a good deal.” 

Here’s a look at some local homes that sold for less than expected, courtesy of Zoocasa: 


1447 Santa Rosa Crt. – Mississauga

This East Credit house sold for $2,000,000 after being listed for $2,299,999, meaning it sold for close to $300,000 under asking. The upgraded home offers four bedrooms, seven bathrooms, a sauna, a home theatre and a basement apartment with additional bedrooms. The house also sits on a large lot and boasts an office on the main floor. 


1707 – 335 Rathburn Rd. W. – Mississauga

This spacious and upgraded Creditview condo sold for $705,000 after hitting the market at $729,900, meaning it sold for close to $30,000 under-asking. The unit spans over 900 square feet and offers two bedrooms, two bathrooms, a den, an open-concept layout, a large primary bedroom with a walk-in closet, new vinyl flooring and two parking spots. 


50 Sunset Blvd. – Brampton

This Brampton West home sold for $1,060,000 after being listed for $1,150,000, meaning it sold for about $100,000 less than its asking price. The home boasts four bedrooms, three bathrooms and more than 2,000 square feet of space. The renovated house offers an updated kitchen, a finished basement with a storage room, and a cold cellar. It is close to transit and other amenities. 


1 Berringer Grve. – Brampton

This corner townhouse, also located in Brampton West, sold for $955,000 after hitting the market at $989,990, meaning it sold for about $50,000 under-asking. The house boasts three bedrooms, four bathrooms and up to 2,000 square feet of space. The home, which offers pot lights, laminate flooring and an upgraded kitchen, is close to Sheridan College. 


11 Barnfield Cres. – Ajax

This upgraded Ajax home sold for $1,350,000 after being listed for $1,475,000–a difference of close to $125,000. Boasting five bedrooms, four bathrooms and over 3,000 square feet of space, this 2.5-storey home also features hardwood floors, quartz countertops, pot lights and a loft. The house is also close to parks, playgrounds and shops. 


1204 – 2 Westney Rd. N. – Ajax

This condo sold for $670,000 after being listed for $699,000–a difference of about $30,000. The spacious unit, which spans over 1,000 square feet, offers three bedrooms and two bathrooms. The updated unit offers fresh paint, new laminate flooring and new light fixtures. The building is close to transit and offers an outdoor pool and BBQ area.
