So you want to live in an apartment or condo in the City Centre of Mississauga?
If you look up Mississauga on Urban Dictionary, the first and most crass definition begins with, “Historians believe that Mississauga is a native Indian word meaning ‘city built around a mall.’” The explanation gets a little more biting and racist (it is Urban Dictionary, after all) as you read on, but the first sentence is all you need to read to understand the evolution of the City Centre. What was once truly a city built around a mall is now a city made up of busy but separate nodes of activity, and the area around the mall is growing bigger and better every year. City Centre is no longer just about the mall. It’s about the condos, the restaurants and the businesses. Square One — which is expanding as we speak — is merely an additional benefit to renting in the neighbourhood.
If you’re a Sheridan student, young professional or new Canadian who has your eye on City Centre, there’s plenty of rental opportunities in both older, spacious and newer, trendier buildings.
“The rental market in City Centre has been thriving over the past two years, causing prices to increase steadily,” says Kim Kubath, a realtor with Royal LePage Real Estate Services. “In 2013, there were 1,746 rental transactions recorded on MLS just in the City Centre area alone. Demand for two-bedroom condo units has been increasing ahead of supply.”
While renters can always seek out units in older buildings, the newer condos are hotter than ever and are almost all just steps away from Square One and its nearby shops, restos and public transportation hubs. For people looking to rent, the area has a lot to offer.
“There’s transit at your doorstep with Go Bus, the MiWay Bus Terminal and Hwy 401 and 403,” says Kubath. “There’s Square One, shopping, restaurants, bars, and all conveniences and movie theatres such as the Coliseum. There’s the Mississauga Library, the Living Arts Centre, YMCA, Goodlife, and yoga studios. Celebration Square has events every day throughout the summer and a free skating rink in the winter.”
So, what condos are ideal for renters hoping to live in a comfortable, amenity-laden building near Square One, Sheridan, transportation and entertainment? Kubath composed a list of some of the newest hot properties worth looking into:
Limelight: 365 Prince of Wales Drive and 360 Square One Drive
Built in 2012 by the Daniel’s Corporation, these brand new condos have all the latest upgrades such as granite counter tops, stainless steel appliances, bamboo floors, and 9’ ceilings throughout most units. An open balcony also comes standard with units.
Limelight condos have the highest walk scores in City Centre, a minutes walking distance to Square One, Sheridan College, transit, and restaurants.

The Residences and Park Residences are part of phase two. Since it was recently completed in 2013, many investors will have rental units available over the coming year.

Inspired by the Chicago School of Architecture, Daniel’s corporation completed the 36-storey condo tower in 2010. Unlike the glass façade of the buildings that surrounds it, Chicago emphasizes a traditional three-column design with convenient retail spaces flanking the ground floor. The building has a two-storey grand lobby that resembles a hotel. Suites include 9’ ceilings, engineered hardwood floors, stainless steel appliances and granite countertops.
