Proposed 71-storey building would be among the tallest in Mississauga’s skyline

In the next 10 to 20 years, Mississauga’s City Centre skyline is going to look different and a proposed residential tower could be among the tallest in view.

The proposal is to build two towers, 71- and 46-storeys with mostly residential units along with commercial units on the ground floor at 180 Burnhamthorpe Rd. W., according to City of Mississauga documents sent to insauga.com.

The property, just west of Hurontario Street near Kariya Park, has sat vacant for many years.

The 71-storey tower would be 223.025 metres high, and have 717 residential units, according to the documents.

This height would be taller than Mississauga’s iconic Absolute World 1 tower at 175.6 metres to the tip. But it won’t top the M3 at M City, which is slated to be the tallest building in Mississauga at 260.3 metres tall and 81 storeys.

The new towers proposed on Burnhamthorpe will have a range of unit sizes.

The break down for the 71-storey building is 46 studio units, 458 one-bedroom units, 128 two-bedroom units and 86 three-bedroom units.

The 46-storey building would be 148.295 metres tall. This building would have a total of 439 units. The plans include 52 studio apartments, 262 one-bedroom units, 75 two-bedroom units, and 50 three-bedroom units.

And the podium would have three one-bedroom units, 16 two-bedrooms and 10 three-bedrooms.

The total number of residential units in the proposal is 1,185.

Developers are proposing 776 parking spaces for residents. The requirement for a building this size is 1,185. There would also be an additional 178 parking spaces for visitors and for the commercial units.

There was an older proposal for this site, according to Urban Toronto. The previous design submitted in July 2021 was for two towers 45- and 65-storeys tall. The old and new designs are from Amsterdam-based global firm Arcadis for Emblem Developments, according to Urban Toronto.

The development has flown under the wire as it is not listed on the active development applications section on the City of Mississauga site. It has also yet to go to a Planning and Development Committee meeting for discussion.

A city spokesperson says the property has a holding symbol “H” and a Hold Removal (HOLD) application is required. Hold applications are not posted on the active development applications webpage.

“The ‘H’ restricts future uses and development on the property until conditions for removing the ‘H’ are met,” the spokesperson said in an email. It’s not clear what those conditions are on this property.

The proposal is under review and subject to change as no approvals have been granted to date.
