Proposed 35-storey condo would tower over this Mississauga neighbourhood

A proposal for a 35-storey residential tower, that would dramatically change a Mississauga neighbourhood, is finally coming up for discussion.

An application for the development at 3115 Hurontario St. from Clearbrook Developments Ltd., was first submitted in October 2022.

But the proposal is now coming to the next Planning and Development committee meeting for discussion on Sept. 5. No decisions are being made yet on the project.

The property, currently home to a DAM Youth Charity, is across from T.L. Kennedy Secondary School. The closest high rise building is a 12-storey apartment building. Many of the buildings in the area are from the 1950s and 1960s.

But this area in Cooksville will likely see several new developments in the coming years including a possible five-tower residential building project also near the Cooksville GO Station.

The proposal for 3115 Hurontario St. includes 431 units with 297 one-bedroom units, 125 two- bedroom units, and nine three-bedroom units, according to a planning report submitted to the committee.

There are 280 parking spaces proposed for the project where 431 parking spaces are normally required.

The proposal includes space for a new, expanded facility for the DAM Youth Charity on the first and second level, according to the proposal. DAM, currently housed in a two-storey re-purposed home, provides drop-in programs for youth from ages 13 to 19.

The project needs an official plan amendment and rezoning to proceed, and the city’s Planning and Building Department will make a recommendation after the public meeting.
