Plans for mixed-use residential community around Square One in Mississauga may return soon

A huge mixed-use residential community next to Square One may be back for consideration soon.

The plans from Oxford Properties Group and Alberta Investment Management Corporation were first announced in early 2020 and included “the transformation of 130-acres around the Square One Shopping Centre into an 18 million square foot master planned mixed-use neighbourhood of the future.”

At that time, the developers said parking lots would be transformed into a vibrant community with more than 18,000 residential units. Square One Shopping Centre would remain as an anchor for the community.

For the plans to move forward, the land-use permissions require changes.

The property owner of 99, 189, 199, 209, 219, 299 and 309 Rathburn Rd. W., 97 and 100 City Centre Dr. is looking to increase the amount of residential space permitted on the lands, which are currently designated for office buildings, a report to the Planning and Development committee’s Sept. 16 meeting states.

The request is to re-designate three Rathburn district blocks of property from office use to downtown mixed-use. Property outside of the Rathburn District will be designated for office use to offset the loss of designated office lands.square one district development

There is also a request to use a portion of the land for scientific and engineering research and development facilities.

One part of the property, block 11, which is approximately three acres, is proposed to be an open space or park area. This was a revision to the initial proposal.

There is also an option for a school in the community.

There is no development proposal or concept plan proposed for the property yet and there are no detailed rezoning or site plan applications.

So the mixed-use community may be several years away from fruition.
