Plan for 6-storey apartment building considered again after nearly 10 years in Mississauga

A plan for a six-storey apartment building is being considered again nearly 10 years after the first application.

The building is proposed for 971 Burnhamthorpe Rd. E. at Tomken Road, previously the home of an auto repair shop called VP Auto.

The first application for a change on the property was submitted in February 2014, according to City of Mississauga reports.

The property owner wanted to replace the repair shop with a terraced six-storey, mixed-use building with 52 residential units and ground-floor commercial/retail units.

In public meetings in 2014, residents raised concerns about the height, scale and density of the building, but the proposal was approved in 2016 and again in 2020.

A rendering of the project was included in the 2016 City of Mississauga report.

However, the owner wasn’t able to clear the conditions required for the official plan and zoning by-law amendments.

Conditions outstanding include updated engineering plans; an updated environmental site assessment for the Transportation and Works Department; and a completed waste management plan and serving report for the Region of Peel.

The owner faced delays in getting the conditions completed due to difficulty securing investment partners for the project, according to the planning report.

The 0.73-acre property is listed for sale for $4.45 million.

Now, the owner has a potential buyer for the site who would like to continue with the plans. The new owner wants to remove the commercial ground floor and make the building residential only.

Staff, however, would like the building to proceed as originally planned.

The plans are up for discussion at the Planning and Development Committee meeting on Jan. 8.
