Pair of properties in Brampton make list of most affordable Ontario homes sold in August

Finding a condo or house for under $1 million in the Greater Toronto Area might feel like a fool’s errand, but a buyer’s market in Brampton saw two homes move for more than $250,000 lower than the average sale price.

Home prices held steady throughout the summer in Brampton and were at an average of $1,010,000 in July as the city’s real estate market saw double-digit declines in sales of detached homes, townhouses, and semi-detached properties.

Real estate website Zoocasa said sellers may want to “consider competitive pricing strategies to attract buyers,” like this pair of properties that sold this month well below the average.

12 Hector Crt. – $745,000

This three-bedroom, 2-bathroom home in the heart of Brampton’s Bramalea neighbourhood has a finished basement with a rec room, a fenced-in backyard, and an open-concept main floor. The kitchen features a large island with additional custom cabinets, while the backyard also features a large workshop and parking space for three vehicles.

Listed at $748,00, the home was on the market for a little over two weeks and closed at $745,000.

89 John St. – $590,000

This bungalow in Brampton was recently renovated with a modern, eat-in kitchen, laminate flooring, and a combination mudroom/laundry room, and upgrades include a new roof installed in 2021 and a new furnace purchased in 2023.

The home has three bedrooms and one bathroom and “is brimming with potential,” according to the listing, with a driveway with space for two cars and room for more parking options by removing the fence.

The property was listed at $499,900 and sold nearly $100,000 over-asking at $590,000. The home previously listed at $699,900 in July but was taken off the market, and last sold in 2013 for $272,500.

Other affordable properties on the list included a two-storey home in York, a two-bedroom home in Oshawa and three-bedroom house in Ajax.

On the pricier side of sales, a Mississauga home complete with a theatre and an indoor hockey rink was one of the most expensive homes sold in the Greater Toronto Area this month.
