Most affordable home sold in Mississauga for $455K in January

While most houses in Mississauga will set you back at least $1 million, a townhouse went for less than half of that last month.
The most affordable home sold in Mississauga in January went for $455,000, according to Zoocasa, a real estate website and brokerage.
That is well below the average. The average price of homes sold in December 2022 was $977,016, declining 10.6 per cent from December 2021. The benchmark price for townhouse/row units was $782,600 in December.
The condo townhouse at 145 – 601 Shoreline Dr. in Cooksville sold on Jan. 8.
This one bedroom, stacked townhouse is small — under 600 square feet, according to the listing from Re/Max Escarpment Realty Inc.
But it was billed as perfect for a first-time buyer or empty-nester looking to downsize.
It has an open-concept space with nine-foot ceilings in the small dining, kitchen and living area. The kitchen and breakfast bar are Scandinavian-style, Zoocasa says.
“This property features a huge first-floor bedroom,” Zoocasa notes.
It comes with a four-piece bathroom and a stacked washer and dryer.
There’s also a parking space, visitor’s parking and a playground in the complex.
As it is a condo there are monthly fees of $334, which cover water.
While this home was the most affordable sold in Mississauga, a look at historical prices show the property has more than doubled in price. In 2011, this same home sold for $172,000.
According to the Canadian Real Estate Association, Canada’s erratic 2022 market ended with 21,840 houses changing hands throughout the country as home prices stayed the same nationwide with minor adjustments in local areas, Zoocasa notes.
