Massive development planned around shopping mall in Mississauga

A new residential development is in the works for a Mississauga shopping mall.

The project is proposed for the south side of Erin Centre Boulevard and east of Glen Erin Drive, at Erin Mills Town Centre, according to a post on the City of Mississauga website.

A sign is also posted on the property, which is currently home to a Dollarama, a HomeSense, Pizza Pizza, clinics and shops.

The developer is proposing nine residential buildings ranging from 20 and 44 storeys with a total of 3,162 units.

The Ontario Pension Board-affiliated OPB (EMTC) Inc. sold the Erin Mills Town Centre property for $272 million to a consortium of developers in January of 2023, according to Real Estate News Exchange.

The 900,000-square-foot shopping centre is on more than 80 acres of land. Plans for the surrounding property include a mixed-use residential community, according to a post on the HBNG Holborn Group website.

The new community will be designed with sustainability in mind, featuring green spaces and energy-efficient buildings, the post said.

“There are pockets of parking lot areas surrounding the mall that can be redeveloped into mixed-use, high-rise developments,” HBNG vice-president of planning and development James Stevenson told Real Estate News Exchange in June 2023.

There was mixed reaction to the proposal in a post on Reddit. Most people supported the addition of new homes but some worried about the lack of services in the area.

“As a resident of Central Erin Mills I’m in support of densification, but infrastructure and services need to keep up with the population growth,” one person wrote. 

“Too much for an area where schools and other services including (the) hospital are stretched. Already heavily built up over recent years,” another said.

Erin Mills Town Centre is one of several malls in the city that could transform in the future. The city’s “Reimagining the Mall” project is looking into the long-term evolution of six areas with malls including Erin Mills Town Centre, Meadowvale Town Centre, South Common Mall, Sheridan Centre, Rockwood Mall and Westwood Square.

A huge residential development is also planned for Dixie Outlet Mall.

Plans to redevelop Sheridan Centre at 2225 Erin Mills Parkway (rebranded as Sherwood Village) were submitted to the City of Mississauga.

The Erin Mills Town Centre project is in its very early stages.

The brief notice on the Erin Mills Town Centre area development application was posted here on Dec. 4.
