Huge apartment and townhome development proposed for vacant land delayed in Mississauga

An apartment building and townhouse development proposal for vacant land in Mississauga will have to wait a bit longer.

Your Home Developments is proposing the complex for the land on the west side of Ninth Line, north of Eglinton Avenue West in Mississauga. The addresses are 5034, 5054, and 5080 Ninth Line adjacent to Highway 407 and the border with Milton.

The proposal is for six apartment buildings with heights ranging between six and 12 storeys with a total of 1,243 units with ground floor retail space, 36 townhomes, and a public park all on public or private roads, according to a report to the Planning and Development Committee.

There was a public meeting in May 2022 and people raised concerns about the height and density of the project along with traffic on the Ninth Line.

There are a number of changes to the project since that public meeting, said Wayne Coutinho of Korsiak Urban Planning at the Sept. 16 committee meeting.

There is more pedestrian connectivity and the new plan addresses wind and shadow concerns, Coutinho said.

The total number of apartment units was reduced from 1,246 units to 1,243 units and the number of three-storey back-to-back townhomes was increased from 24 to 36, according to the report.

The project needs an official plan amendment, rezoning and draft plan of subdivision approval. Staff said the proposed development maintains the goals and objectives of the Mississauga Official Plan and is compatible with the surrounding neighbourhood. They recommended approving the project.

But Ward 10 Councillor Sue McFadden wanted to ensure Your Home Developments were joining a cost-sharing agreement with Branthaven Homes and Mattamy Homes for a sewer system for the area.

“I think it is only fair that all three developments share the costs,” McFadden said.

McFadden asked that the decision on the project be deferred until the agreement could be hammered out and the committee agreed.

She also asked that Coutinho sit down with a neighbour who will be directly impacted by the project.
