Curvaceous condo towers proposed for vacant land in Mississauga

A condo development is proposed for a piece of land that has sat vacant for many years in Mississauga.
The property at 1535 Dundas St. E., just east of Dixie Road, was once a car dealership but has sat vacant since at least 2007, according to historic photos on Google Maps. The white, one-story building on the lot was painted bright green around 2012 to promote a proposed shopping centre.
The previous owners, Nexrock Design/Build had plans for a shopping mall named “Galleria Centre.” A sign posted at the site suggested the mall would have retail shops and condo units. But it wasn’t in the cards.
Around 2017 the building on the site was demolished.
A new proposal from Terracap Group of Companies for the property is in the early stages, but renderings show curvaceous towers, a design from architects Gensler–although not quite as curvy as the iconic Absolute Condos or Marilyn Monroe Towers.
The three towers are proposed to be 30, 40 and 55 storeys above two nine-storey podiums, according to a community presentation from the developer.
The proposal includes 1,433 residential units made up of 242 studios, 560 one-bedroom units, 547 two-bedrooms, and 84 three-bedrooms.
Also in the plans are retail, office, daycare, and community space.
And there are plans for two levels of underground parking and three levels of podium parking, with a total of 1,362 spots for vehicles and 954 for bicycles.
The vision from Terracap is for a mixed-use development “that draws inspiration from the immediate natural feature of the ravine and trails along the Willow Creek,” according to the Terracap presentation from the company.
The property is within walking distance of the Dixie GO Transit station.
The development would also be near another proposed multi-tower development that could bring 3,027 units to 1580 and 1650 Dundas St. E.
Terracap presented their proposal for 1535 Dundas St. E. at a community meeting hosted by Ward 3 Councillor Chris Fonseca in the spring.
It is still in the early stages and needs zoning and official plan amendments to proceed. According to the presentation, Terracap plans to resubmit the amendment applications and then the proposal would proceed to a City of Mississauga Planning and Development committee meeting for consideration.
