Caledon tops happiest cities list with average home price of $1.4 million

In a 2023 ranking of the happiest cities in Canada, the top spot didn’t go to a city but to the town of Caledon.

But the town’s average home price of about $1.4 million might make it a hard sell for those looking to purchase property in the happiest place in Canada.

A recent Zoocasa report analyzed the average home prices for each of the top 20 ranked cities. Caledon has an average home price of $1,401,951, a 13.5 per cent price change over the past three years and a 44.2 per cent change over the past five years.

Many other Ontario cities are on the list, including Milton and Burlington which landed in the top 5.

Brampton is ranked 19th with an average home price of $999,458.

According to Point2Homes, Caledon’s happiness index of 67 (out of a maximum of 100) is largely owed due to its residents having comfortable after-tax median incomes, and the fact that the town is a “homeowners’ haven” with more than 89% of households owned.

“Of course, those who’ve been to rural Caledon know how stunning the experience can be,” said the Point2Home report. “Expansive, green landscapes, perfumed orchards, wellness retreats, and a pinch of conserved 19th-century architecture make Caledon a postcard come to life.

Point2Home looked at 30 happiness-related metrics to rank municipalities, “including median after-tax income, poverty rate, perceived health, and a sense of belonging, as well as practical factors such as commute time, rainfall, and air quality.”

Results from the World Happiness Report 2023 indicate that Ontario cities are some of the happiest in Canada, while Canada overall ranked 13th out of 137 for happiness.
