9 townhouse units proposed to replace a single home in Mississauga

Nine townhouse units are proposed to replace a single home on a large property in Mississauga.
The property at 1489 Hurontario St., just south of the QEW in Mineola is currently occupied by a two-storey detached house. Part of the home has been converted for a medical clinic and there is one rental unit.
A development proposal from the property owner, Milani Group/Twin Townhouses Inc., includes nine, three-storey, freehold townhouses, according to planning documents submitted to the City of Mississauga.
Eight units would front onto Pinewood Trail and one unit would face Hurontario Street.
All nine townhouses would have a garage and include two parking spaces per unit, which would be accessed from Pinewood Trail.
The current home on the corner-lot property is set back from Hurontario Street. This area features many similar large homes on big lots. The proposed townhouses are not a permitted use and an Official Plan Amendment is needed to re-designate the lands to residential medium density.
But the property owner feels the proposed development represents a modest form of residential intensification.
It is along the Hurontario LRT line and in a “strategic growth area” in the city.
“The proposed 3-storey townhouses are a form of infill and modest intensification that takes advantage of the depth and width of the site by introducing residential units that front onto Pinewood Trail and Hurontario Street,” the planning document from Bousfields Inc. states.
The building heights are generally compatible with the existing homes in the area.
The proposal is in its early stages and the public will be able to hear more at an upcoming meeting scheduled for March 24, 2025 at 6 p.m.
