8-storey affordable seniors building proposed in Mississauga

An eight-storey affordable seniors’ building is proposed as an infill project in Mississauga.

The property at 4150 Westminster Place is already home to a three-storey 190-unit senior’s building, known as Westminster Court, which is owned and operated by Saint Luke’s Dixie Senior Residence Corporation.

The corporation is now proposing a second, eight-storey seniors’ building in the property’s parking lot. The proposal would complement the existing three-storey 190-unit building that Saint Luke’s has owned and operated for over 40 years, a report to the City of Mississauga from SHS Consulting says.

“The project will help support a vulnerable population experiencing reduced mobility and decreased income by creating new housing units targeted at low- and moderate-income senior renters,” the report says.

The proposal comes as about 200 seniors were recently left scrambling for affordable apartments when Chartwell sold its Meadowvale building.

The large surface parking lot has 82 parking spaces and is south of the existing building. To compensate for the loss of the parking spots, 16 new at-grade parking spaces are proposed along the site’s western boundary, and one underground level parking garage with 49 underground parking spaces is also proposed, the report says.

In total, 73 surface parking spaces and 49 underground parking spaces are proposed to provide 0.47 spaces per unit for residents and visitors.

All new units will be affordable for low-income seniors and will include a mix of rent-geared-to-income units and low-end-of-market housing, the report says.

The project is still in its very early stages. The public can hear more about the proposal at the City of Mississauga Planning and Development Committee meeting on Sept. 16 at 6 p.m.
