5,300-unit development proposed for ‘over-stressed’ area of Mississauga

A proposal for a 5,300-unit residential development near the lakefront comes to a public meeting this week.
A large development, known as Rangeview Estates, is proposed for a piece of land on the south side of Lakeshore Road East, east of Cawthra Road. The official addresses are 850-1083 Rangeview Road and 830-1076 Lakeshore Road East.
The developer, a consortium of nine landowners (Rangeview Landowners Group), collectively owns 21 of the 33 properties within Rangeview Estates. The group has been working on a master plan for the property.
The site is currently occupied by a mix of small-scale commercial buildings.
Mississauga Lakeview Waterfront Policies conceived of 3,700 units for this area, but the developer is proposing 5,300 units.
The City of Mississauga recently received a resubmission of the development master plan and the public can hear more at an upcoming meeting on Wednesday (Jan. 31).
The purpose of a development master plan is to outline development principles and guidelines at a more detailed level such as the orientation of roads, the form of new buildings, and the size and location of parks, among other elements.
The proposal for Rangeview is a mixed-use community with a range of low-rise, mid-rise and tall buildings along with 6.47 acres of new parkland, according to a November report to council. Ground floor commercial space is proposed along Lakeshore Road East.
The proposal includes 685 townhome units, 1,634 units mid-rise units and 2,981 units in tall buildings. This differs from the unit city’s targets for Rangeview Estates of 925 townhomes, 1,850 mid-rise units and 925 units in tall buildings, according to the report.
The maximum height of the tall buildings would be 15 storeys.
Two new public roads are proposed with the extension of Ogden Avenue, south of Lakeshore Road East, and a new road running parallel to Lakeshore Road East.
There is also a school proposed in the development to handle the increase in families moving to the area.
There are some concerns about the proposal given its proximity to the massive Lakeview Village development, which could bring 16,000 units to the area.
“The area is already over-stressed,” said Deborah Goss of the Lakeview Ratepayer’s Association at a November Planning and Development Committee meeting on the project.
Goss suggested keeping the project a mid-rise development to keep the character and heritage of the area.
The public is welcome to attend the community engagement meeting on Wednesday, Jan. 31 at the Oasis Convention Centre, 1036 Lakeshore Rd. E. from 6:30 p.m. to 8 p.m.
