5,300-unit development proposed for lakeside property in Mississauga

An application for a 5,300-unit development in Mississauga is now complete.
The project, known as Rangeview Estates, has been in the works since 2021 and a complete application was filed on the City of Mississauga website this month.
The large development is proposed for a piece of land on the south side of Lakeshore Road East, east of Cawthra Road with official addresses of 850-1083 Rangeview Rd. and 830-1076 Lakeshore Rd. E.
To proceed, the developer wants to increase the total permitted unit count from 3,700 to 5,300 units. This increase in units needs council approval.
The developer is a consortium of nine landowners (Rangeview Landowners Group), who collectively own 21 of the 33 properties in Rangeview Estates.
The site is currently occupied by a mix of small-scale commercial buildings.
There have been concerns expressed about the project, particularly because it is so close to the massive Lakeview Village development.
The redevelopment would transform the 21.9-hectare industrial business enclave into a mixed-use, neighbourhood with approximately 5,300 residential units supported by retail and service businesses, about 2.62 hectares of parkland and new public streets, according to the report.
Currently most of the buildings are one-storey and house light industrial businesses, warehouses, retail, commercial and service shops. Not all the property owners in Rangeview are participating in the project.
The proposed development would include 21 development blocks with a variety of low, medium and tall buildings. The plan includes 13 per cent townhouses, 31 per cent mid-rise buildings and 56 per cent taller buildings.
Taller building forms, up to 15-storeys in height atop six-to-eight-storey podiums, would be at key intersections. Mid-rise buildings (up to eight storeys) are planned along Lakeshore Road East.
