The five most expensive homes in Brampton all sold under-asking last month.

It falls in line with a wider trend in the Greater Toronto Area housing market, with a report indicating that 70 per cent of homes in the region sold for less than their list price in August.

The Toronto Regional Real Estate Board also said this week that home sales in August fell from last year as average home prices edged lower.

The board said there were 4,975 homes sold in August in the Greater Toronto Area, a 5.3 per cent drop compared with the 5,251 homes sold in the same month a year earlier. Sales were up 0.6 per cent from July on a seasonally adjusted basis.

The average selling price was down 0.8 per cent compared with August 2023 at $1,074,425.

In Brampton, the most expensive homes all sold for less than $2.7 million, with the most expensive selling for $2,625,000.

Here is a look at the five most expensive homes sold in Brampton last month:

4 Adriatic Cres

This four bedroom, six bath home had its main floor completely renovated in 2018.

This year, new hardwood was installed and it was freshly painted.

The house has a walk-out basement with a gym, sauna, steam room, wet bar and media centre.

In the backyard, there is a saltwater pool and outdoor kitchen.

Each bedroom has its own ensuite.

The home is more than 6,900 square feet and has space for six cars to park.

It was listed for $2,799,900 and sold for $2,625,000.

The house last sold in 2008 for $775,000.

36 Cachet Crt

This 5,500+ square-foot home has five bedrooms, five baths and seven parking spots.

Its open concept layout “creates a spacious and inviting atmosphere,” the listing notes, with the large kitchen a “standout feature.”

The basement includes a wine cellar, bar, and family room.

The backyard has a saltwater pool, hot tub and bar with a built-in gas barbecue.

The home sold for $2,100,000, less than the list price of $2,199,000.

It last sold in 2019 for $1,600,000.

14 Evermeek Rd

This house is approximately 4,017 square feet, has four bedrooms, four baths and six parking spots.

It sits on a “premium end lot” with a parkette next to the home, the listing says.

The main floor has upgraded hardwood and a library den.

It was listed for $1,999,000 and sold for $1,990,000.

This house has four bedrooms, four baths, six parking spots and is 3,500 square feet.

The listing boasts that the “heart of this home” is its modern kitchen, equipped with “top-of-the-line” appliances.

The home also has built-in speakers and an open-to-above family room.

The basement is unfinished.

It sold for $1,900,000, under the asking price of $1,999,000.

66 Dairymaid Rd

This 4,306 square foot house has five bedrooms and five full washrooms.

It has “luxury designed doors” throughout, as well as hardwood flooring.

The kitchen has quartz countertops and “top-of-the-line” appliances.

Heated floors are in the washrooms and there’s a car charger in the garage.

It sold for $1,900,000, less than the asking price of $1,999,000.

Earlier in the year, the home was listed for as high as $2,449,999.
