305-unit residential development proposed for vacant land in Mississauga

A 305-unit building and townhouse development is proposed for a piece of vacant land in Mississauga.
The proposal is for 150 Rutledge Rd. in Streetsville, a vacant property with a low-rise, temporary sales office building currently on site. Mullet Creek is immediately to the west and GO Train tracks are to the east.
The property owner proposes a 10-storey residential building with 301 apartment units and four townhouse units, according to a report from Glen Schnarr & Associates Inc. to the City of Mississauga.
The 10-storey building features a terraced-built form with a 45-degree angular plane, and the townhouses are organized around landscaped open spaces.
While the townhouse units are envisioned to be larger, family-sized units, the 10-storey building will include 100 one-bedroom units and 201 two-bedroom units. The exact configuration could still change, the report indicates.
A total of 344 shared parking spaces are planned in a four-level below-grade parking garage. The would also be 199 shared bike spaces.
Around 13,705 square feet would be amenity space including 9,951 square feet of outdoor space.
Streetsville’s downtown area and transit are within a comfortable walking distance.
The development “will support housing choice for households of varying size, incomes, life stages and lifestyle preferences,” the report states.
With several other proposals in the area, including a 633-unit development nearby on Tannery Road, and an eight-storey live-work building on Queen Street, the community could grow quickly.
The development needs an official plan amendment and a zoning change to proceed. The public can hear more at the City of Mississauga Planning and Development Committee meeting scheduled for Feb. 10.
