10-storey condo building with 174 new apartments could be coming to Brampton

A new condo apartment complex could be coming to Brampton with over 170 new units, underground parking and rooftop amenities.
Developers are one step closer to bringing a 10-stroey condominium building to Cottrelle Boulevard in Brampton after a planning and development committee meeting on Monday.
The city is moving forward with zoning applications required to move the project out of the pre-construction phase.
The project is called Valley Creek Condominiums and will include 11 studio apartments, 95 one-bedroom units, another 59 two-bedroom units and nine three-bedroom units.
The 174-unit condo apartment building is planned to go up south of Cottrelle Boulevard and west of McVean Drive and was originally going to be a multi-building development.
Brampton City Council refused the original application for a seven-storey building with three-storey stacked townhouses in 2021 – a decision which was appealed by the Ontario Land Tribunal.
But the new development application scrapped the townhouses and instead proposes “building setbacks” of 33 to 38 metres to build a 10-storey building.
Plans include parking for 209 vehicles including 174 resident spaces (one for each unit) and 35 visitor spaces in an underground garage. There will also be room for 34 bicycle parking spaces and rooftop amenities.
A report to the planning and development committee stated “no further notice or public meeting” is required for the project. The report was received and recommended approving zoning amendments for the project.
The development application received a Sustainability Score of 53, which meets Brampton’s ‘Bronze’ threshold, the report reads.
