New condo ready to break ground on Oakville waterfront

The first step towards a new condo development in Oakville’s Bronte Village kicked off with a demolition party last week.

Alliance United, the developer, opened the gateway to Bronte Village for one of Oakville’s most anticipated condominium developments in years.

Residences at Bronte Lakeside is gearing up to begin construction on the midrise, luxury development in Oakville’s premier waterfront community, where it will offer many of its residents unobstructed views of Lake Ontario.

The community is slated to be a mix of young professionals and empty nesters, but the development has garnered a lot of attention from those just seeking an easier, carefree way of life condo living brings.

“Based on our current economics, this pre-construction stage is probably the most affordable the project is ever going to be,” said Diane Bertolin, partner at Alliance United.

“We’re going to start construction soon and it’s anticipated that interest rates will drop, hopefully in the second quarter of this year.”

Residences at Bronte Lakeside is one of the few preconstruction developments in the GTA where purchasers have the option of combining units.

“This is great if you’re looking to get creative with how you’re living,” said Bertolin.

“We have allowed customers to come in and have solid input into the design of their own homes. Our goal has always been to create a community where people’s homes aren’t cookie-cutter, 500-sq.-ft. boxes.

“Many explore the option of creating a unit with two principal suites, each with a large bedroom and ensuite bathroom. In addition, a third bedroom can be added to be used as a guest suite with its own bathroom.”

Residences at Bronte Lakeside is also one of the most sustainable developments to hit the market in recent memory. Using geo-exchange heating and cooling, residents are guaranteed consistency with energy bills. Also, the entire building is equipped with its own generator in the event of power outages and blackouts.

The local neighbourhood has strong fundamentals that make a Bronte Lakeside suite a strong investment. The neighbourhood is home to more than 13,000 people and 175 small businesses, and its proximity to Lake Ontario and the many outdoor activities make it a very desirable place to live.

According to Kylie Wilson, Executive Director of the Bronte Business Improvement Area, that will result in at least 2,500 new residents in the immediate years ahead, as well as more economic development.

“We have fabulous restaurants and great retail with lots of wonderful services,” Wilson said.

“We are the waterfront destination in Oakville, and it continues being a point of pride for local residents because we have beautiful access to the inner and outer harbour. It’s an intersection for what we call city life and the waterfront.”

The neighbourhood is proving popular with young people too. Wilson says that as local baby boomers begin downsizing and leaving the area, younger people are taking their place and driving the Bronte Village’s vibrancy.

“We’re at Lakeshore and Bronte, so it’s a 15-minute drive to anywhere in Oakville and accessible by transit,” Wilson said, about accessibility. “The GO Station is a bus ride away, and we’re a bike-friendly district.”
