5 of the cheapest homes sold for under $350K in Ontario in April

Finding affordable housing can be a challenge but the cheapest homes sold last month in Ontario all went for under $350,000.

The real estate market is showing signs of recovering with a massive price hike expected this spring in southern Ontario.

Since January, the benchmark price of an Ontario home has been steadily climbing, with the March 2024 benchmark price reaching $882,600, according to the Canadian Real Estate Association.

The average price for all home types in the GTA was $1,156,167 in April, according to the Toronto Regional Real Estate Board.

But those willing to live in a less expensive area outside of the GTA or in a small condo can find cheaper prices out there.

Real estate brokerage Zoocasa recently released a list of the five least expensive homes sold in April.

Here are five of the least expensive homes sold in Ontario:

914 – 15 James Finlay Way, Toronto

Located in North York, this Toronto condo is the most expensive sold on this list. Space is tight in this bachelor condo with no bedrooms. But there is a large open balcony, facing south and overlooking Toronto.

It has laminate flooring, stainless steel appliances, dark chocolate cabinets plus an ensuite washer and dryer.

This place sold for $310,000 on April 5, over the $300,000 list price.

516 – 334 Queen Mary Rd., Kingston

This one-bedroom condo in Kingston offers a southwest view and a parking spot. The unit has been recently renovated with new flooring, a new kitchen, new appliances and new windows.

This place sold for $290,000 on April 23, under the $299,000 list price.

906 – 350 Front St., Belleville

This one-bedroom condo in downtown Belleville has views of the Bay of Quinte. Recent updates include fresh paint throughout and new vinyl plank flooring in the living, dining and bedroom areas. The unit also includes a parking space and a storage locker.

This condo sold for $290,000 on April 24, over the $284,900 list price.

This is the only detached house on the list and it is described as a starter home that is “full of character.” It offers four bedrooms and a covered porch with views of McCue Lake. It is located in a rural area west of Bancroft.

This place sold for $289,000 on April 19, just under the $299,000 list price.

407 – 1103 Jalna Blvd., London

This London, Ontario condo is the least expensive home on the list. The one-bedroom, one-bathroom condo features a bright kitchen and laminate and ceramic tiles flooring. There is also a parking space included.

This place sold for the list price of $259,900 on April 12.
