25,000 people could move into revisioned Burlington neighbourhood

Those who live in a Burlington neighbourhood are set to hear more about the plans that could redefine their community.

If it becomes a reality, the major redevelopment in the area of Appleby Line and Fairview Street would convert industrial land and a plaza into several condo towers that could accommodate up to 25,000 new residents.

An open house where aspects of the project will be revealed to the public for the first time takes place tonight (June 17) from 4 to 7 p.m. at Tansley Woods Community Centre.

The proposal, in the preliminary stages, mostly targets the northwest corner of Appleby and Fairview Street on land that a warehouse and former automotive parts factory now occupy. Some of the land is vacant.

As well, on a smaller scale, a plaza on the southwest corner of Appleby and Fairview is also being eyed as part of the redevelopment. That plaza currently is home to a public library, Service Canada, McDonald’s, QB’s sports bar and several other businesses and restaurants.

The entire project consists of several high-density residential towers along with office buildings and stores. In total, almost 30 buildings would occupy the sites ranging from 12 to 45 storeys and cover 20.67 hectares (51.08 acres).

Plans also call for two parks and a community centre.

The project, if it proceeds, would be one of the largest redevelopments to be undertaken in Burlington and have a significant impact on the area as the number and size of the buildings will bring thousands of new residents, workers, shoppers and traffic.

Its current status has it in the pre-application stage which means the developer — Alinea Land Corporation — has not formally requested the necessary zoning and other regulation changes needed to allow for high-density residential use.

Although the project is still considered a concept until a formal application to build is made, it does fit in with the goals of the City of Burlington and the Ontario government to build along major transit routes. Both Hwy. 403/QEW and the Appleby GO Station are nearby.

This is the second major project brought to the table by Alinea this year.

In February, the developer revealed a project on King Road near the Aldershot GO Station. If that plan comes to fruition it will also bring in thousands of new residents to several high-rises as well as a hockey arena, college campus and hotel.
